Well-appointed cottage in hamlet of Moulin de Boirot, near Folles, Limousin.
House sleeps 6/8 people - 2 shower-rooms, 1 en-suite. 2 reception rooms. Fully furnished and equipped,including BBQ, satellite TV, DVD player, VCR etc.
Although the house has been extensively modernised many original features have been retained, making this a property of character.
Please note that property is unsuitable for young children because river bank is not fenced off from the groounds.

Outside
A large, sunny patio area with furniture and BBQ leads directly on to our field and down to the River Gartempe, where you can sit and count the kingfishers flying by, or do a spot of fishing for fun, or for supper. The trout are delicious. For the coarse fishermen there are barbel, chubb, roach, zander and some very fine specimens of carp.
Day Room
The heart of the house is a large day room which opens out onto the patio area. The day room comprises:
* a well-equipped kitchen with dishwasher, microwave, fridge/freezer, gas cooker and toaster;
* a dining area with a large table with seating for up to eight people;
* a lounge area with original beams, comfortable sofa and chairs, TV with free-to-air Sky, video recorder, DVD player and a Hi-Fi system to help you relax with your own CDs.
Sitting Room
For those who need to hide away for a quiet moment (or even for an afternoon nap!), there's another smaller sitting room with a sofa bed (a possible 8th bed), a bookcase full of books and many board games, jig-saws, chess, etc.
Utility Room
On the lower ground floor there is a utility room equipped with a washing machine and tumble drier. There is also a fridge for the fishermen to use to store their bait, and to keep the trout fresh until the BBQ is ready.
Bedrooms
On the ground floor is a large double bedroom with modern en-suite shower-room.
On the first floor there are:
* one double bedroom with views over the fields towards the village;
* one twin bedroom (with an additional 3ft z-bed) enjoying views of the river;
* a modern shower-room with toilet and washbasin.
Where is Le Moulin de Boirot?
Attention house-hunters: The Limousin was recently identified on T.V. as currently the best region in France for finding value-for-money holiday properties. Le Moulin de Boirot is ideally situated for those wanting to search for their own holiday home in an increasingly popular part of France.
The Limousin lies roughly in the centre of France and has preserved much of its natural beauty. It is a region of hills, river valleys and lakes, high plateaux and forest, great feudal fortresses, Renaissance chateaux and mediaeval towns and villages.
The cottage is situated in a hamlet on a quiet no-through-road (leading only to our house and two others) in the rural department of the Haute Vienne.
It is approximately a 6-hour car journey from the Channel Tunnel or from the ferry ports of Calais or Caen. From Cherbourg it is about a 7-hour car journey.
Customers who would like to break their journey can find many interesting places to visit en route, such as Futuroscope in Poitiers, or they can meander slowly down the Loire valley and visit Tours.
It is approx. a twenty minute drive to the cottage from the A20 motorway that runs from Orleans to Toulouse.
Local Facilities
As the river runs along the bottom of our garden and field, fishing is extremely close at hand. Anytime you fancy a break, the kitchen and a cup of tea are 1 minute away from the river bank!
The village of Folles is about a five-minute walk away and has a local pub with restaurant, church, a village shop where fishing permits can be bought, public phone box, post office and a boulangerie.
The surrounding countryside is ideal for walking; there are a couple of scenic circular walks that start from the village.
About a 10 minute car drive will take you to a lake which has a beach area where in the Summer time you can swim or hire out pedalos. Or you can fish, play crazy golf, then simply relax with a drink at the bar and enjoy the atmosphere.
Canoeing is very popular and this can be done in the local river, where you can hire a kayak and take lessons.
Saint Pardoux is a very large lake about twenty minutes away. Several parts of the lake have been turned into beach areas, with the usual facilities of pedalos, swimming and cafes. Also canoes, sailing boats, water-skiing and windsurfing are available.
There are several small towns within a 20-minute car drive, having tourist information centres, supermarkets, shops, bars and restaurants and outdoor markets.
The city of Limoges is approx. 40 minutes drive from the house and is well worth a visit. The old town is full of character. Wander through the famous Meat Market, then visit the museums and world-famous porcelain shops.
