Pretty, traditional Breton house situated in the lovely Cotes D’Armor countryside between the tranquil village of Mégrit & the lively town of Jugon les Lacs.

Only 45 minutes from the port & historical walled city of St. Malo & 30 minutes from the beaches of the Emerald coast.

It takes only 15 minutes to reach medieval Dinan (described by some as the prettiest town in France !) and Brittany’s capital Rennes is under an hour away.

Dinard airport is 30 minutes drive.

It really is an ideal base from which to explore this truly wonderful region of Brittany either on foot bicycle -and there are also golf, tennis and horse riding facilities nearby as well as two outdoor swimming pools and large lakes offering water sports and fishing.

This pretty stone house has been lovingly restored inside and out and professionally decorated to retain it’s original character and charm.

It is semi-detached with rolling fields on one side and a small cottage (owned by very friendly English people as their holiday home) on the other.

There is plenty of space for parking as well as relaxing at the table and chairs to the front of the house where you look upon lovely flowerbeds, cherry and walnut trees and a hedged/lawned garden to give you additional privacy. As well as this there is a large fenced off area, where 6 very well fed chickens currently roam - this houses several ‘barn type’ buildings – excellent for storage or converting into a workshop etc. and an ancient bread oven.

There is also a large private lawned garden to the rear of the house ( with 2 vegetable patches) looking out onto open countryside. A large shed houses wood for the winter and garden furniture /tools etc and there is also an underground spring which can be used to water the garden – particularly handy as water is charged by usage in France!

The accommodation is as follows:

On the ground floor there is a comfortable kitchen/dining/lounge area with electric heating and a traditional log burning ‘cassette’ which is ideal during the winter months.

A beautiful staircase leads you up from the lounge to one of two first floor areas where there is a mezzanine ‘relaxing area’ which doubles up as a spare bedroom as it is large enough to house a double sofa bed. There are also some built in storage cupboards. Adjoining is another separate double bedroom.

There is access from the kitchen/diner to the rear garden via a cloak room and also access to the ground floor bathroom containing a shower, built in vanity unit/sink and wc. At the back of the ground floor there is a separate utility room, with built in sink and cupboards, large enough to house a washing machine, dryer, and second fridge freezer.

This leads you into a large room which is currently used as an office/music room (where there is the additional bonus of ‘Broadband connexion’ for the internet) - but if needs be could be turned into a downstairs bedroom. Another lovely wooden staircase leads you up into the second first floor area where there is another double bedroom with en-suite bathroom – this time containing a bath, sink, wc and bidet as well as more built in storage cupboards.

The house has its own "Fosse Septique" ( septic tank) which has recently been emptied.

The house is reasonably priced and so could be affordable as a holiday home whilst being large enough for anyone wanting a permanent home in this lovely part of the world!
